Keeping your property maintained and up to date is important today more than ever. Here are some tips for the next time you are in the market for a general contractor.

  1. Ask for their contractor license number. Check online to make sure it is active with up to date insurance and bonding. Check to see if they have any complaints, penalties, or suspensions associated with their license.

  2. Ask for and check the contractor’s references. Choose a project similar to yours and ask these types of questions to the former client:

    • May I visit your building to see the finished project?

    • Was the work done on time and in accordance with the terms of the contract?

    • Were there unexpected costs?

    • Did they keep the project area clean and safe?

  3. Get several written bids for the project. Three is the usual number but don’t hesitate to get more if the numbers don’t seem right or they are miles apart.

  4. Don’t always choose the lowest bid. They could be looking to cut corners, use substandard products, or make up the difference through change orders.

  5. Put everything in writing, including all details and verbal promises. Be sure to include a requirement that the contractor obtain lien releases from all suppliers and subcontractors. This will protect you if the contractor fails to pay the bills.
